Booking Policies

Reservations and Pricing

  • Prices will fluctuate seasonally and during peak weekends, holidays, and/or special events.

  • Friday and Saturday stays require a 2 night minimum booking.

  • Discounts for longer term stays may be available.

  • The Gambrell House has an additional fee of $25/per guest per night for over 6 guests (for a maximum of 12 total guests).

Deposits & Cancellations

  • A credit card deposit (via PayPal) and a signed rental agreement are required to secure your reservation.

  • Guests who cancel at least 30 days before check-in will get back 100% of the amount they have paid (minus a processing fee of $20).

  • Guests who cancel between 7 and 29 days before check-in will get back 50% of what they have paid.

  • If a guest cancels 6 or more days before scheduled check-in, the guest will be financially responsible for the entire stay.

  • There will be no credit for late arrival or early departure.

  • Last-minute changes in reservation are subject to availability and minimum stay requirement, and may result in rate changes or other penalties/fees.

  • Event deposit and cancellations terms will differ based on the event and will be fully established and agreed-upon in the rental agreement.

Check-in and Check-out

  • For your convenience, our properties are “contactless” check-in/check-out in most cases.

  • Door codes and other check-in instructions are sent on the day of arrival.

  • Check-in time is after 3:00 p.m. An early check-in may be accommodated when possible and coordinated in advance.

  • Check-out time is 11:00 am. A later check-out may be accommodated when possible and coordinated in advance.

Property Rules

  • Our properties are privately owned and operated. We reserve the right to refuse service or evict guests without refund for any lawful reason; including but not limited to disruptive behavior, unregistered guests, police being called, hosting unauthorized events and/or parties, intoxication, unlawful activity(ies), willful damage, violation of the pet policy, violating house rules and/or smoking outside of designated areas.

  • Our properties are in quiet, residential areas and we maintain strict quiet hours between the hours of 10 p.m. and 6:00 a.m. in outside areas to minimize disturbing our neighbors.

Smoking and Vaping

  • Smoking and/or vaping in any indoor area is not allowed and will result an additional cleaning fee as outlined in our agreement.

Pets and Service Animals

  • No Pets

  • Service animals are allowed in accordance with ADA regulations. Service animals are those trained to do work or perform tasks for guests with a physical, sensory, psychiatric, intellectual, or other disability. The work or task performed by the animal must be directly related to the disability. In accordance with ADA regulations, service animals must be well-behaved and under direct supervision and control of their owner at all times, and may not be left on the premises alone

  • Therapy or emotional support animals that are not specifically covered under the ADA are not permitted.
